Dubai Commercial Ejari for Businesses: Registration, Renewal and Costs
How a Dubai company registers or renews a commercial tenancy, chooses the right Ejari channel, checks the certificate and avoids common lease mistakes.

Signing an office lease and having a registered Ejari tenancy record are related but different steps. The Dubai Land Department (DLD) provides a service to register or renew a tenancy contract and issue an e-Contract Registration Certificate. For a business taking premises in Dubai, getting the right tenant details and registration channel early can prevent avoidable delays later.
This guide focuses on a company renting commercial premises. The right process can depend on who manages the property and who is authorised to file. It also matters which type of business licence you are applying for: the Invest in Dubai licence service says a normal licence requires a site lease contract, while an eligible instant licence can use a virtual site for its first year. Do not assume every setup follows one office rule.
What does Ejari registration produce?
Under DLD's Register / Renew Tenancy Contract service, the approved transaction produces an e-Contract Registration Certificate. Keep the signed lease and the certificate together. The landlord's or agent's copy of a signed contract by itself does not show that the registration transaction has been completed.
Check the premises before submitting
Confirm that the property is suitable for the activity and that its details match the lease: unit, address, parties, dates and rent. DLD's Ejari FAQs say a residential apartment cannot be used as a commercial office. If your company is changing address or renewing its licence, compare the lease details with the existing licence record and ask the licensing authority what update it needs. Our Dubai trade-licence amendment guide covers the separate licence-change step.
Which registration channel can a company use?
DLD lists its Ejari system, Dubai REST and Real Estate Trustee Centres among the available channels, but channel eligibility is not the same for every applicant. Its service terms say direct system access for companies is linked to licensed property-management activities, and its mobile-app terms describe individual landlords and tenants. DLD's wider Ejari guidance also describes tenant-initiated requests requiring landlord approval. For a company tenant, first ask the owner or licensed property manager how the property is managed; if they cannot register the lease for you, check whether a trustee centre can handle the case and which company authorisation it needs. Do not rely on an app route solely because it appears in a general list of channels.
Documents and steps to prepare
For a Real Estate Trustee Centre, DLD lists the original Unified Tenancy Contract, the applicant's Emirates ID, and an official power of attorney if a representative applies. Its app guidance lists a copy of the Unified Tenancy Contract. A company should also have its current licence or formation details and proof of the signatory's authority ready for any case-specific request.
- Confirm the landlord and property manager. Find out which party has Ejari access for that unit.
- Check the contract. Match the legal company name, property details and term to the intended use.
- Select an eligible channel. Use the manager's approved route or a trustee centre where the service terms permit it.
- Submit the lease and identification. Provide any applicable authorisation and pay the amount shown for that channel.
- Save and verify the certificate. Check the tenant, unit and dates as soon as the registration is issued.
What does it cost?
As checked on 29 October 2026, DLD's service page lists AED 220 through a Real Estate Trustee Centre, including the registration, Knowledge and Innovation Dirham charges and service-partner fee. It lists a different total for its online/app route. Because channel eligibility differs and fees can change, confirm the amount in the current transaction before advising a client or paying an agent. A company tenant should not assume it qualifies for the app price.
Renewing or leaving the office
A renewed lease should be followed by the corresponding DLD renewal transaction and a current certificate. Diarise the tenancy and licence dates together; a valid lease in an old folder will not help if the registered record is out of date. When the company leaves the premises, arrange cancellation through the appropriate DLD channel. DLD's Ejari service guide describes cancellation routes and notes that it does not issue a separate cancellation certificate or receipt. Check the record status rather than waiting for a document that the service does not provide.
Common questions
Is an office lease required for every Dubai business licence?
No single rule covers every licence. Invest in Dubai says its normal licence requires a site lease contract, while certain instant licences have a virtual-site option in the first year. The activity, licence route and authority determine the premises evidence required.
Can a company tenant register through Dubai REST?
DLD's published channel descriptions and service terms differ by applicant type. Confirm eligibility with DLD or the property manager for your exact company and unit before planning to use the app. A trustee centre may be the practical route where direct registration is unavailable.
