The UAE Golden Visa is a long-term residence route for people who qualify under defined investment, entrepreneurship, talent, professional, academic or humanitarian categories. It is not a general visa available merely because someone owns a UAE company, holds a senior job title or purchases any property.
Eligibility, evidence and duration depend on the category used. Applicants should identify the correct category before arranging documents or relying on advertised packages.
What is the UAE Golden Visa?
Golden Residency allows an eligible person to live, work, study and invest in the UAE without a sponsor for a renewable period of five or ten years, depending on the approved category.
Official guidance identifies benefits that can include:
- long-term renewable residence;
- self-sponsorship rather than dependence on an employer;
- residence sponsorship for qualifying family members;
- the ability to remain outside the UAE for longer than the usual six-month period without invalidating the residence; and
- an entry permit, where applicable, to complete residence procedures.

Investor categories
Public investments
ICP guidance describes alternative forms of evidence for the public-investment category. These can include a qualifying deposit with an accredited UAE investment fund, qualifying capital stated in a valid commercial or industrial licence and memorandum, or evidence of the prescribed annual tax contribution.
The current headline capital threshold is AED 2 million. The precise ownership, financing, documentation and continuity conditions should be checked against the live service.
Real-estate investment
Real-estate applicants generally need evidence from the relevant land-registration authority showing ownership of qualifying property or properties with the prescribed value. The current headline value is AED 2 million, but financing and documentary conditions must be verified for the relevant emirate and service route.
Professionals and exceptional talents
Golden Residency is also available to certain scientists, doctors, inventors, cultural and artistic creatives, executives, athletes, PhD holders and specialists in priority scientific and engineering fields. A job title alone is not enough.
Depending on the category, an applicant may need:
- an accredited degree;
- professional licensing or classification;
- evidence of experience and salary;
- awards, publications, patents or recognised achievements; and
- a recommendation from a designated UAE body.
Typical application process
- Select the exact category. Do not submit under an approximate category simply because the duration appears attractive.
- Check the competent authority. ICP handles federal services, while Dubai applications may involve GDRFA and category-specific nominating bodies.
- Prepare category evidence. Obtain valuations, authority letters, licences, qualifications or recommendations as required.
- Submit nomination or eligibility request where applicable. Nomination is not the same as final residence approval.
- Complete residence formalities. This may include status change or entry procedures, medical fitness, health insurance, biometrics and Emirates ID.
- Maintain qualifying records. Preserve investment, property, company and professional documents for renewal and future updates.
Documents commonly requested
- passport copy and compliant photograph;
- current UAE visa and Emirates ID, if already resident;
- health-insurance and medical-fitness evidence;
- category-specific investment, property, licence or tax documents;
- degrees, experience certificates and employment records where relevant;
- recommendation, nomination or accreditation letters; and
- family documents for dependent applications.
Common Golden Visa misconceptions
- “Every business owner qualifies.” Ordinary company ownership does not automatically meet a Golden category.
- “Every Golden Visa is for ten years.” Some categories, including entrepreneurs and real-estate investors under current guidance, are generally five years.
- “A nomination guarantees approval.” Final immigration approval remains subject to the competent authority.
- “The visa includes a business licence.” Residence permission and commercial licensing are separate.
- “Golden Visa holders never need work permits.” An establishment employing a Golden Residency holder may still require the appropriate work permit.
